Alina: Hello there. We are Alina and Adrian. And today we want to talk about something that is new in this real estate field, and we call it “The magic sign”. Why is this sign "magic"? Because we try to bring something new to this, to a regular sign for real estate. Whenever you are seeing a real estate sign is the agent there, is his or her phone number, or maybe is actually the phone number from the office so, it's not something very usual that you can see about or something that you can see often in the field. We’ve created, we designed this magic sign, meant to bring buyers to a different location, let's say, to a different website, where they can find a lot of information, more than can be found on Zillow, for instance. And Adrian will tell you more about this and exactly how it looks like.
Adrian: So, let's take it with the magic sign. It is new, but is not new to be honest. It's just an idea that we discovered, and we’ve started to use, and we’ve started to propose to you, guys, because we see its effectiveness. What it's actually the famous magic sign about, we will illustrate here with our listing signage and as you can see here and as Alina told you, usually you see a big picture of the agent and their personal phone number. Well, not here because we are not necessarily interested to brand us and to show to the world that we have this listing. We are interested to market your home, and the buyers, the potential buyers have the options either to scan the QR code, which will bring them to a portion of the website that is, actually, it was established to capture their data or they can text a short number to a phone number that we established on purpose for this one, and we will capture their phone number. Why is this important? It's important because follow up, it's like 80% of the of the sale. Usually a buyer will buy a property after seeing it or being touched, either by the owner or by the agent at least five times. So, we have the opportunity to follow up once we have their e-mail and their phone number, we can couple it as Alina told you with the website.
Alina: The route, let's say, for them, whenever they will text at that phone number or they will scan the QR code, they will be redirected to this website where they will find more information or another type of information than can found on Zillow. Why? Because Zillow is taking information from MLS and in MLS we are restricted to the type of information and pictures that we can use. But here no, because this is a private website. So, for this reason here we can capture more information, more pictures about your property.
Adrian: And this website is built on a template that we researched for a couple of years because it follows the train of thought of a potential buyer, and it answered to a lot of their questions both technically and emotionally. And we have these pictures that are lifestyle pictures that are showing, to the potential buyer, how they can enjoy the property, not necessarily quoting the square footage, quoting or having the normal photos, the regular photos that you have on each listing, but to have actually the image of them enjoying the property. And that's the two components of our system, of this magic sign, and let's add the third one, which is the automation, because again a sale happens usually or 80% of the time, a sale happens after the five, the fifth point of contact, the fifth touch that the buyer will get and for this, we are heavily using our automation system. We have defined a lot of automations in our activity. One of them is here, and we will actually present to the buyer, to the prospect, we will present a sequence of daily messages trying to keep your property on top of their mind. This if we combine with our binder and with our other strategies, it's a win and it's a very, very good strategy to have. It also works for FSBOs and we have a module, because we are ... our mission is to help people sell their homes, and even if you are a FSBO and you're doing on your own, we can help. How? We can offer you one of the signs for free. You can put it in your front yard, and whenever a buyer will text to the number, we will, we will report you back and we will give you the data that they have. So, pretty much this is it.
